USJ 9 is a mixed of residential and commercial enclave. It is situated within the affluent township of UEP Subang Jaya. It neighbors USJ 10, USJ 11 and USJ 13. It comprises of shop offices as well as double-storey terrace houses.
The shop-offices at USJ 9 are typically three-storey tall and come with varying built-up sizes with an average of 1,500 sf. Double-storey terrace houses on the other hand have an average built-up size of 1,650 sf which ranges up to 3,000 sf. It usually comes with 3 bedrooms and 2 bathrooms.
Within the enclave of USJ 9, there is a wide variety of amenities for residents. It is located within walking distance to USJ Taipan (also known as USJ 10). Apart from that, there are many higher educational institutions nearby, namely Taylor's College, Sunway College, INTI College, Metropolitan College, SEGi College and Monash University.
USJ 9 is well connected via a large network of highways rendering commuting to and from the neighborhood a breeze. Highways such as NKVE, LDP, Federal Highway, NPE and KESAS highway practically links the enclave to the rest of West Malaysia. For public transportation, there is a KTM Komuter station situated 5 km away in SS16, while a new LRT Station in USJ is under development and slated for completion in 2015.
